Interest-only money for auction buys, portfolio moves, cash-out on a stabilized asset, or a refinance you need before the tape is clean. The calculator shows the all-in annualized cost so you can compare it against a longer takeout.
Bridge leverage turns on what you already own and what the transaction is. Both matter more than the story on the property.
| Investment properties owned | Max LTV — purchase | Max LTC — purchase | Refinance | Cash-out |
|---|---|---|---|---|
| 5 or more | 80% | 80% | 70% | 65% |
| 1 – 4 | 75% | 75% | 70% | 65% |
| None | 75% | 75% | 70% | 60% |
Bridge is priced on the exit. Bring a signed contract, a term sheet on the takeout, or a lease-up plan and pricing improves. Cash-out is the tightest column on every program and runs lower on 1–4 unit collateral than on apartments. Mixed-use is accepted on the short-term side. Certain programs carry an early-payoff or termination fee that is separate from a prepayment penalty; we will tell you before you sign a term sheet.

Effective cost annualizes every dollar of financing expense against the loan amount — the number to compare against a longer-term takeout. Enter a rate to calculate it.
Leverage flags compare against the highest figure available across the programs we work with. A flagged number is not a decline — it means the loan you entered is above what any program will fund at that value, so either the loan comes down or more cash goes in.
