Purchase financing plus 100% of rehab funded in draws, priced on your track record and how heavy the scope is. The calculator runs both leverage tests and tells you which one is actually capping your loan.
Leverage moves on two axes: how many exits you have behind you, and how heavy the rehab is. Both columns are maximums.

Rehab scope is defined by budget against the property’s initial value. Light is 2.5% to 50%. Moderate is 50.01% to 100%. Heavy is anything above 100% of initial value, or a project adding more than 20% to the square footage, or adding at least 750 square feet, or changing the use of the building. Scope drives leverage as hard as experience does — a borrower with four exits gets 90% on light work and 80% on heavy.
1 True 100% of purchase price is narrow. It generally requires five or more exits in the state, ten or more overall, a 720 qualifying credit score, and a loan at or under $800K, or $1M in California. Some programs fund rehab as a percentage of the budget instead, up to 150% with a $300,000 ceiling. Interest is charged on the drawn balance, not the undrawn rehab holdback. Certain short-term programs carry an early-payoff or termination fee that is separate from a prepayment penalty; we will tell you before you sign a term sheet.

Leverage flags compare against the highest figure available across the programs we work with. A flagged number is not a decline — it means the loan you entered is above what any program will fund on that project, so either the loan comes down or more cash goes in.
