Lot acquisition and vertical construction for infill builds and spec homes. Interest is charged only on what you have drawn, and the calculator separates what releases at closing from what arrives in draws.
Two numbers decide your cash to close: what releases at closing, and what the loan tops out at across the whole build. They are not the same number.
| Builds (36 mo) | Initial advance — LTV | Initial advance — LTC | Max ARV | Total LTC |
|---|---|---|---|---|
| 5 or more | 75% | 80% | 75% | 90% |
| 1 – 4 | 75% | 75% | 70% | 85% |
| None | 70% | 70% | 65% | 85% |
The initial advance is the number that sets your cash to close. A total loan-to-cost of 85% does not mean 85% funds at closing — the rest arrives in draws as the build progresses, and some programs release as little as 60% up front. Budget accordingly. Financing runs from infill lots through spec homes, and a first-time builder is workable on some programs at reduced leverage. Builder financials and a line-item budget are required before a term sheet is issued, and some programs will close before permits are issued while others will not.
Everything updates as you type. Nothing is submitted or saved.
Leverage flags compare against the highest figure available across the programs we work with. A flagged number is not a decline — it means the loan you entered is above what any program will fund at that value, so either the loan comes down or more cash goes in.
